This four-bedroom home is located in Seattle's Lake Shore Boulevard neighborhood above the Burke Gillman Trail and enjoys panoramic views of Lake Washington, the Cascade Mountains, and Mt. Rainier. From the start of the design process, our clients have been committed to the creation of a sustainable home that conserves energy, limits water usage, and is healthy to live in.
In meeting the requirements for Built Green we explored a number of systems and materials relating to all aspects of green building. The following is a list of just some of the home's many green features.

- Double band of clerestory windows above central stairs:
-Increases natural light through the entire house
-Creates chimney effect allowing hot air from lower floors to evacuate
- Forest Stewardship Council (FSC®) certified materials for wood decking
- Recycled tile in bathrooms
- Cool roof - higher-transmittance roof coating on the metal roof reduces heat gain
- Doors and cabinets composed of recycled content
- Stainless steel sill pans and integral flashing at all openings to protect structure and prevent water intrusion
- Locally-produced materials including cabinets, gypsum wall board, windows, and stone fireplace surrounds
- Hand deconstruction of existing home with 95% of material recycled and diverted from landfills
- Salvage and reuse of doors, cabinets, and other items from original structure
- Detailed take offs and framing orders minimize scrap material
- Construction waste limited and separated for recycling
