santa lucia residence: a green case study

Carmel, CA

This extremely energy-efficient home is situated in a bucolic setting on a hillside within the 20,000 acre Santa Lucia Preserve above Carmel, California.  The home is sited to take full advantage of the views of the surrounding mountains and the area’s stands of live oak and tall grasses.  Our clients wanted a durably built, energy-efficient, multi-generational contemporary home that conformed to the rugged natural character of the existing landscape with minimal impact on the land.  This project was completed before the inception of United States Green Building Council’s LEED® for Homes program, but if built today would likely receive a gold rating.  An outline of the specific elements of this home is listed below.


ENERGY EFFICIENCY


HEALTHY INDOOR AIR

  • HEPA  (high efficiency particulate air) filters in the ventilation system
  • Low volatile organic compound (VOC) paint, coatings, and adhesives used exclusively
  • VOC-free, 100% wool carpet installed in bedrooms
  • Continuously running, low-volume crawl space fans prevent mold

WATER CONSERVATION

  • Highly efficient drip irrigation system with sensors to reduce water use by up to 40%
  • Drought tolerant landscaping with no lawn
  • 90% of the site to remain in its natural vegetated state
  • Landscaping featuring native plants

SUSTAINABLITY PRODUCED and DURABLE MATERIALS

  • Exterior materials designed for 100-year lifespan and minimal maintenance: bronze clad windows, stone, pre-rusted steel, and slate roofing
  • Auger cast concrete pilings ensure long-term stability of the structure        
  • Engineered flashing details prevent water infiltration and provide long-term protection of structure
